Important Information Regarding Property AssessmentsThis may affect your 2018 property taxes.
The Board of Appeal and Equalization for the City of Independence will meet on Tuesday, April 11, 2017 at 7:00 p.m., at the Independence City Hall, 1920 County Road 90, Independence, MN 55359. The purpose of this meeting is to determine whether property in the jurisdiction has been properly valued and classified by the assessor.
If you believe the value or classification of your property is incorrect, please contact your assessor’s office to discuss your concerns. If you disagree with the valuation or classification after discussing it with your assessor, you may appear before the local board of appeal and equalization. The board will review your assessments and may make corrections as needed. Generally, you must appeal to the local board before appealing to the county board of appeal and equalization.

Beginning at the southeast corner of Outlot A, BECKER ADDITION, according to the recorded plat thereof, thence North 00° 18’ 32” East, on an assumed bearing along the east line of said Outlot A and its northerly extension, a distance of 189.12 feet; thence North 65° 56’40” East a distance of 371.91 feet; thence South 00° 02’ 10” West a distance of 347.19 feet to the north line of Block 1 of said BECKER ADDITION; thence North 88° 54’ 36” West, along said north line of Block 1 and along the north line of Merriman Drive as dedicated on said plat and along the north line of Block 2 of said plat a distance of 340.47 feet to the point of beginning.

You are hereby summoned and required to answer the Application within 20 days after service of this Summons upon you. An answer is required only if you want to object to registration of the property as requested by the Applicant. Sealed bids will be received by Delano Public Schools, ISD #879 for the Asbestos Abatement Project until 8:30 am local time on April 20, 2017 at which time they will be opened publicly. The bids must be filed with ISD #879, Attn: Mary Reeder, 700 East Elm Avenue, Delano, MN 55328. Notification of Award will be made after review of the documents, reference checks, insurance verification, etc. are accomplished by the Owner and Owner’s Representative. It is anticipated the Notification of Award will be made on April 25, 2017.
Work will consist of removal of 25,000 square feet of asbestos-containing floor tile and associated mastic-adhesive plus 11 sinks and 6 fittings.
Each bid shall be identified with the name and address of the bidder on the outside of the sealed envelope. In the lower left hand corner of the envelope, print or type the words “sealed bid-Asbestos Abatement Project, #17-879-ACM”.

Project Manuals will be available on April 13, 2017.
A forty dollar ($40.00) nonrefundable fee is required for each manual requested.
A 5% Bid security bond is required.
A minimum of $1,000,000 liability insurance is required, listing both ISD #879 and Resource Training & Solutions as an additional insured.
The Contract shall provide a two separate Bonds. The Performance bond shall be in an amount equal to one-hundred percent (100%) of the Contract price as security for the faithful performance of this Contract. The Payment Bond shall be in an amount equal to one-hundred percent (100%) of the contract price as security for the payment of all persons performing labor and furnishing materials directly to the Contractor in connection with this Contract.
References and sites of past abatement projects are requested.
The Owner reserves the right to reject any or all bids, to waive any informality in bidding, and to accept any bid most advantageous to the Owner. No bidder may withdraw their bid for a period of sixty days.
There will be a mandatory pre-bid conference on Good Friday, April 14, 2017 at 9:00 am at Delano High School, 700 East Elm Avenue, Delano, MN 55328. Please enter via the associated Middle School’s front door #8. A site inspection of the building will immediately follow.
Asbestos Abatement Contractors must advise the Owner’s Representative at the time of the bidding of the methods and equipment they intend to use in order to accomplish the Work in compliance with the specification. The asbestos abatement Contractor must list the name, address, principals, and references of any subcontractor they intend to use for the fulfillment of all Contract requirements. The asbestos abatement Contractor shall also save the Owner and Owner’s Representative harmless from any loss and defend all suits or claims on account of any claims for infringement of any patent rights.
